How to Calculate Your Home Loan EMI (With Formula & Example)

A home loan is usually the largest financial commitment of your life, and the EMI (Equated Monthly Instalment) determines your monthly budget for the next 20–30 years. Understanding how it’s calculated lets you choose the right tenure and spot prepayment opportunities.

The EMI formula

Every bank uses the same underlying formula:

EMI = P × r × (1 + r)^n / ((1 + r)^n − 1)

Where:

  • P = loan amount (principal)
  • r = monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n = number of monthly payments (years × 12)

Worked example

A ₹50,00,000 loan at 8.5% for 20 years:

  • r = 8.5 / 12 / 100 = 0.007083
  • n = 20 × 12 = 240
  • EMI = 50,00,000 × 0.007083 × (1.007083)^240 / ((1.007083)^240 − 1)
  • EMI ≈ ₹43,391

Over 240 months you pay ₹1,04,13,840 — of which ₹54,13,840 is interest. That’s more interest than the loan amount itself.

The hidden cost of tenure

The same ₹50,00,000 at 8.5%:

Shorter tenure = higher EMI but dramatically less interest. If your budget allows the higher EMI, a 15-year loan saves roughly ₹15.5 lakh in interest versus 20 years.

How to reduce your total interest

  1. Prepay early — extra payments go straight to principal, and because early EMIs are mostly interest, prepaying in the first few years saves the most.
  2. Shorter tenure — reduce the loan period when you get a raise.
  3. Better rate — a 0.25% rate drop on a 20-year ₹50L loan saves about ₹3.5 lakh in interest.
  4. Balance transfer — moving to a lower-rate bank can pay for itself in processing fees.
